Rockville, MD (April 16, 2014) – Scheer Partners, the leading provider of fully integrated commercial real estate services for the health science industry in the Washington and Baltimore metropolitan areas, announced today that Chevy Chase-based DANAC, LLC has engaged the Rockville-based company to market a full building containing 48,270 square feet of contiguous laboratory, manufacturing and office space at 9410 Key West Avenue in Rockville.

Scheer Partners President Robert Scheer, and Senior Vice Presidents Matt Brady and Henry Bernstein, are handling the leasing for 9410 Key West Avenue.

Built in 1988, the building is located in the Shady Grove Life Sciences Center and has been continuously occupied by stellar biotechnology companies for more than 20 years.

In 1994 the building was originally leased to Human Genome Sciences, Inc. (HGSI). In 2006, HGSI spun out CoGenesys, which developed biological drugs to help cancer patients undergoing chemotherapy and people suffering chronic heart failure, among other ailments.

CoGenesys occupied the entire building. Subsequently, in 2008 Teva Pharmaceuticals of Israel, one of the largest generic-drug makers in the world, acquired CoGenesys. Teva will vacate the property in the fall of 2015.

Says Brady, “This is a unique opportunity for a mid-stage company looking to do clinical manufacturing with research and administrative space.”

The 48,270 square feet of prime space has many unique attributes, including almost 10,000 rentable square feet of cGMP compliant manufacturing space with associated compliant warehousing and support areas, cell culture and purification suites, a backup generator and custom mechanical areas.

“With the recent opening of the National Cancer Institute’s headquarters facility on Medical Center Drive and the growth of NIH’s National Center for Advancing Translational Sciences (NCATS), the Shady Grove Life Sciences Center area, where this property is located, continues to emerge as the ground- zero destination for high-quality life science companies in the region,” says Scheer, who has been actively engaged in the life science community for more than 25 years.

Adds Scheer, “This building is at the epicenter of the mid-Atlantic life science market. It has excellent access to both Key West Avenue and Shady Grove Road, and is adjacent to a variety of amenities such as hotels, restaurants and other services.”
