The HVAC-R Manager is responsible for providing support for operations and maintenance of buildings, infrastructure, and equipment assets. Develops analysis methods to determine reliability of components, equipment, and processes. Acquires and analyzes data and continually improves maintenance program strategy to meet outcomes-based performance measures. Conducts ongoing maintenance maturity assessments to assure progress to plan. Oversees root cause failure analysis (RCFA) of equipment failures to determine the required corrective action for the situation. Reporting structure is complex with direct reports.

A typical day might include:
  • Develop and manages mechanical assets within the CMMS system serving HVAC, Refrigeration, Boilers, and pumping systems, etc.
  • Develop and manage preventive and corrective maintenance KPIs and perform a QC/QA function to ensure work order cycle times and work quality.
  • Manages Reliability Centered Maintenance Programs including vibration, Infrared, Ultrasonic, and lubrication.
  • Manage and expand current calibration program for critical systems on multiple campuses.
  • Manage all TAB (testing and Air Balancing) programs for multiple buildings onsite and offsite which includes air balancing, hydronic balancing, HEPA filter testing and certification programs.
  • Engage with ED&C (engineering, design, and construction) for design review on new construction projects and renovation work on existing campuses.
  • Utilize CMMS to assign work orders received through the facilities help desk to the correct trades or groups.
  • Manages and participates in project hand over process which includes all mechanical and system controls check out.
  • Manages HVAC and Refrigeration operations at multiple locations across the business.
  • Develops and maintains team skills/knowledge in safety, quality, shared values, and technology to support department objectives.
  • Analyzes and provide written reports of maintenance trends.
  • Provides timely verbal and written communications with team and customers.
  • Identifies, proposes, and promotes opportunities to reduce cost while improving quality.
  • Continuously drive to improve processes for improved performance

This role might be for you if you have:

  • Knowledgeable in construction and building trade methods.
  • Knowledge of Predictive Maintenance philosophy
  • Knowledge of continuous improvement philosophy and reliability centered maintenance.
  • Knowledge of instrument calibration
  • Excellent written and oral communication skills.
  • Skilled in the use of Microsoft Office applications (word, excel, outlook, power point), SharePoint, etc.
  • Ability to work with diverse teams.
  • Ability to motivate employees and build team morale.
  • Ability to provide feedback and career counseling.
  • Ability to effectively manage high stress situations.
  • Demonstrated flexibility during ambiguous situations.
  • Ability to identify problems and escalate accordingly.

To be qualified for this position you must have knowledge of commercial and industrial HVAC, MEP principles and refrigeration systems and possess a detailed understanding of major building systems, HVAC, and Refrigeration. You must be skilled in maintenance applications administration and operations and have availability 24/7 for emergencies.

The salary ranges provided are shown in accordance with U.S. law and apply to U.S. based positions, where the hired candidate will be located in the U.S. If you are outside the U.S, please speak with your recruiter about salaries and benefits in your location.

Salary Range (annually)

$110,900.00 - $181,100.00
