The Associate Director of Occupancy and Space Planning Management is the operational leader for the Corporate Services, Site Logistical Services, Global Real Estate Occupancy and Space Planning teams, reporting to the Director of Global Facilities and Services. The Director is accountable for successfully fulfilling the service needs of BioMarin’s internal customers, ensuring strategic facility goals and strategy are aligned with corporate real estate space and occupancy levels, and achieving and sustaining operational and financial goals and metrics. The Director is responsible for collaborating with cross-functional teams to support long-term engineering and corporate real estate facility planning, effective and efficient operations, including mentoring, developing teams, and conducting annual performance reviews of team members, managing operational budgets (forecast/actual financial reporting), team level oversight of the source-to-pay business process for their operational budget, and ensuring adherence to facility and workplace policies and standards.


Roles and Responsibilities

  • Provide oversight and management of $20M+ dollars of operational expense budgets to achieve business objectives and financial targets
  • Prepare, submit, manage, and review monthly, quarterly, and annual budget spending forecast and actual financial reporting
  • Prepare, collaborate, participate, support, plan and execute the Post COVID-19 Return-to-Workplace occupancy and space planning activities and efforts for all global facilities
  • Lead the implementation and execution of the moves, adds and changes (MAC) of the long-range strategic facility plan
  • Provide space and occupancy metrics to support efforts of meeting future global space needs and meet business requirements, organizational efficiency, available facilities, and budgets targets
  • Accountable for individual MAC request approvals and decisions regarding the detailed planning and execution of medium and large-scale space and occupancy changes
  • Provide oversight, coordinate, and assist with the development and planning of global and campus level space inventory and supports facility space utilization, office moves, adds and changes related to space planning needs such as on campus moves and evaluation of space for new initiatives
  • Accountable for business process and IT systems ownership for global real estate occupancy and space planning related systems and tools
  • Provide oversight of shipping and delivery of lab sample testing, package, GxP equipment, and mail at the San Raphael and Novato campuses
  • Provide oversight of emergency response readiness in partnership with EHS&S, including facility emergency incident response events (e.g., fire, earthquake, flood)
  • Provide oversight of the coordination of company-wide physical communications and signage
    Provide oversight of the coordination of logistics (e.g., setups and tear downs) for internal company events
  • Lead an organization of four direct reports and a total team size of eighteen individual contributors
  • Provide coaching and mentoring to develop teams
  • Contribute to and conduct annual performance reviews, set team performance goals and targets
  • Participate in the review, negotiation, and approval of contracts with suppliers supporting products and services for the Corporate & Site Logistical Services teams
  • Escalation point for customer service request problem resolution for Corporate & Site Logistical Services and the Occupancy and Space planning teams
  • Collaboratively develop, design, create, manage, regularly report, and publish global real estate occupancy and space, corporate and site logistical services operational metrics

Knowledge, Skills and Functional Experience:

  • Strong attention to detail and working with urgency to achieving aggressive deadlines
  • Proven experience managing budgets of $20M+ per year in operational expenses
  • Proven experience leading, managing, mentoring, and developing internal operational teams
  • Proven experience collaborating with cross-functional leaders (VP level and above), supporting facilities management, occupancy and space planning, warehousing (3rd party and internal), logistics and event planning
  • Proven strategic thinker, experience developing innovation, creating, and executing effective business plans and processes that support business metrics and goals
  • Experience utilizing replicable problem-solving and continuous improvement (e.g., Lean, Six Sigma) techniques
  • Ability to operate strategically and build cross-functional consensus on decisions and actions
  • Proficient in utilizing AutoCAD or other map/diagram/modeling tools such as Microsoft Visio
  • Proficient in utilizing ERP, HCM and Spend Management Systems (e.g., Oracle E-Suite, Oracle HCM, Coupa)
  • Highly proficient in working with Facility Management Systems (e.g., CAFM systems such as MRI Centerstone, Archibus, Tririga)


  • Four-year college bachelor’s degree with a major in Business Administration, Construction, Facility Management, Property Management, Engineering, or equivalent


Industry Experience:

  • 12-14+ years of practical work experience in the Biotechnology, Pharmaceutical or Medical Device industry, with relevant leadership roles in facility space planning, corporate real estate, facilities management, and/or engineering
  • 5+ years managing over +1M sq/ft of global occupancy and space planning management, including GxP related warehouse, manufacturing, office, storage, and laboratory spaces
