Position Summary:

The Senior Manager for Facilities, Hard Services is responsible for managing the infrastructure of Horizon's new campus 660,000 square foot, 70 acre campus in Deerfield. This includes driving the operations, maintenance, renewal and long-range planning for the core mechanical, electrical and structural systems for the campus. The successful candidate for this role will have strong knowledge of the fundamentals of building systems and how to manage outsourced service providers to deliver preventative maintenance, corrective maintenance and ongoing capital renewal planning.

Responsibilities:
  • Managing outsourced building services and engineering providers and ensures compliance with best practices and contractual obligations
  • Partner with engineering vendor(s) to develop and implement preventative maintenance programs for all building systems
  • Ensure that all mechanical systems, HVAC, elevators and plumbing systems are maintained and operating correctly and meeting business needs
  • Ensure that electrical systems and controls are maintained and operating correctly and meeting business needs
  • Ensure that fire life safety systems are maintained operating correctly and meeting business needs
  • Ensures that structural elements of the campus are being properly maintained to extend the building lifecycle and meet business needs
  • Identify and implement energy conservation measures (in coordination with company-wide sustainability efforts)
  • Develop and annually update the campus 3-5 year capital renewal plan for upgrading and replacing key building systems as required to maintain campus value over the long term
  • Use data and reporting from computerized maintenance management systems (CMMS) to ensure that building systems are being maintained to manufactures standards and to get the most productive life possible from the systems
  • Establishes and maintains effective working relationships with other departments to provide a unified approach and meet end user and business needs
  • Conducts operational and performance audits to ensure a high level of execution and compliance
  • Other duties as required


Qualifications and Skills Required:
  • 10+ years facilities management experience with a focus on building systems
  • Bachelor's Degree in a technical area and / or building systems certifications preferred
  • Solid knowledge of managing building engineering staff and building mechanical, electrical and structural systems
  • Knowledge of CMMS, building automation and lighting control systems
  • Proficient in Microsoft Office.
  • Professional, proactive demeanor.
  • Strong interpersonal skills.
  • Excellent written and verbal communication skills.
  • Requires approximately 5% travel, including some overnight and weekend commitments.
